How to Boost Your Home Value and Make a Sale

If you’re a first time home buyer, you’re starting completely from scratch. But there are some upsides to this. You don’t have a chain and you can often find governmental schemes to help you find and buy your first home.

But what if you already own a home and want to move house? Or you’ve already bought a new home but still own your prior one. In this case, securing a quick sale is vital, as it puts you in a much better financial position than having two mortgages. Here are a few tips to help you improve your home so it’s easier to sell.

First, you need to walk through your home and look at everything that you didn’t prioritize fixing. Some things, like broken kickboards in the kitchen, wonky door handles, and other minor issues, are things that you eventually start ignoring. They’re easy to live with, and you might not have bothered to fix them before moving.

But to a potential buyer, these small issues are all they can focus on. Even though they’re quick fixes, potential buyers might wonder what other issues are there that they can’t see. They also just want to move in without thinking about having to repair anything. 

Often, you can fix these problems yourself in a couple of hours and with some basic tools and parts. Door handles are easy to replace, as are kickboards and other things. It’s very little work, with very little financial investment, but it can make your home more appealing to buyers.

If you have a specific and personal style, your home might not be as easy to sell as something a bit more generic. People like the idea of a blank canvas, and bright, plain walls are just that. Sure, bolder and more interesting colors might appeal more to a few people, but you want to appeal to the general public.

Another thing to consider is wear and tear. Your walls will look shabby over time, and while this isn’t a major issue, it’s a little thing that might put people off. Rather than seeing the potential, people will focus on the issues.

Curb Appeal

Speaking of appeal, it’s important to think about the first impression people have of the property. People make a good percentage of their decision to buy as soon as they see a property in person, and sometimes even before.

So make sure the exterior of your property looks nice to people who are walking up to it. If necessary, replace the front door and windows, and consider repainting the exterior walls. You want them to like the property and imagine living there before they even walk inside.

This will help you make a quick sale and potentially even boost how much you sell the property for.
